Platform Usage

Who can list deals to sell section 106 or other opportunities they want Affordable Housing Providers to buy online?:

  • Anyone in the Affordable Housing Market!
  • Affordable Housing Providers, Developers, Contractors, Landowners, Land Agents, Architects, Consultants and more! If you have a deal you want a large network of Affordable Housing Providers to acquire, sign up now as a Developer!

Who can view these deals?

  • Only Affordable Housing Providers, such as Housing Associations, societies, and Local Authorities.

You can list any type of deal at any stage of the life cycle, anything that you wish to sell to an Affordable Housing Provider.

Costs and Fees

  • The platform is completely free to use!
  • You will not be charged for any deals listed on the platform, list as many as you like.
  • A Success Fee is payable by the Developer upon the successful exchange of a deal through the platform.

All fees stated below are as a percentage of the total deal/accepted bid value exclusive of VAT:

  • £0 – £1,000,000: 0.8% 
  • £1,000,001 – £2,000,000: 0.7%
  • £2,000,001 – £5,000,000: 0.6%
  • £5,000,001 – £10,000,000: 0.55%
  • £10,000,001 – £20,000,000: 0.5%
  • £20,000,001 and above: 0.45%
  • In usual circumstances, discounts are not offered.
  • However, we’d love to discuss working together and are more than happy to discuss reduced fees for exclusivity. Please

  • Yes, we do! Developers may be entitled to the following refunds:
  • 50% Refund: If the transaction does not complete within 30 days of the exchange of contracts, provided we are notified in writing within this period.
  • Success Fees are invoiced and can be paid via bank transfer or other approved payment methods.
  • Full payment details will be included in your account area under “Invoicing.”
  • To note, parent accounts will automatically receive child invoices in addition to the child.
  • Log into your account, click “List Deal,” and fill out all required information, including location, tenure types, offers in the region of, and documentation, remember, the more information you provide the more informed sealed bids you will receive.
  • Once completed, your listing will go live for Affordable Housing Providers to view.
  • Please be patient after submitting your deal and wait for the green confirmation box as there will be quite a lot of information to upload with your submission!

Listings and Bidding

  • On the deal listing forms, the 2nd page includes 2 methods to set the location of your deal. You can enter the address manually or select a point on the map.
  • Please note, if your development does not have an address or postcode, please click on a road as close as you can to the boundary of your deal, the postcode field should become populated .
  • Please also note you may need to try a different road on a different boundary if the postcode field does not become populated on the first attempt.
  • Yes! Once implemented (April 2025) Affordable Housing Providers can list deals by clicking the ‘list stock transfer’ button on their account page. The fees are exactly the same for stock transfers as they are for Developer’s listings.
  • Please ensure you read our Terms and Conditions as though you are a Developer!

There are 2 options for listing deals with multiple tenures –

  • Single Listing: Include all tenures in one listing and specify if offers on individual tenures are welcome, this will place a banner on your deal letting Affordable Housing Providers know that you will accept sealed bids on individual tenures.
  • Multiple Listings: If selling tenures separately, create individual listings for each.
  • Duplicate listings without differentiation are not permitted.

When listing a deal, on the 3rd page of the listing questionnaire, there is an option to select that you would accept offers on individual tenures. 

  • If you click yes, the listing is marked with ‘accepts offers on individual tenures’ – this means that AHP’s can bid on specific tenures in your deal.
  • The AHP can select what tenures they are bidding on, and the bid manager clearly shows which tenures the AHP have submitted a bid for.
  • If you accept a bid which is on an individual tenure the deal will move to the ‘accepted’ stage and a duplicate ‘Deal title – draft’ deal will appear in your deal tracker.
  • Please ensure you edit the deal (click onto the deal page and click ‘edit deal’ on the top right of the page) thoroughly, remove tenures which you have accepted a bid on and amend the description, offers in the region of etc and please double check everything is correct.
  • When completed click ‘publish’ on the top right of the edit deal screen, your amended deal will now be visible to AHP’s.
  • To note, if you accept a bid from an AHP, and they bid on the whole deal (not on individual tenures) the deal will be treated as a ‘normal’ deal and a draft will not be created.
  • Yes, go to your deal tracker and click on the deal you wish to edit – then on the top right of the deal click the ‘edit’ button. Edit your deal and then click the ‘update’ button on the top right of the screen to repost the deal with your amendments.
  • Please note: If you have sealed bids, or if the deal has been accepted, Heads of Terms agreed, exchanged, or completed, you will not be able to edit the deal. This is to ensure transparency and maintain the integrity of the process.
  • Go to your account dashboard, select “Deal Tracker,” then click the deal you would like to amend, then click ‘edit deal’ on the top right of the deal page. On the top right of the page click the ‘move to trash’ button to withdraw or delete the listing. 
  • Yes, they can request additional information through the platform’s messaging feature, simply click ‘Message Developer’ on the deal page.
  • Please look at the deal in question, under overview at the top of the page are unit and tenure details
  • As an example, 12nr shared ownership houses and 6nr flats will be shown as ‘Shared Ownership 12H 6F’, and 6nr Social rent Houses and 0nr flats will be shown as ‘Social Rent H6 F0’.
  • Please also view all information contained within the deal listing to ensure the listing is accurate.
  • Go to your messenger, click on the conversation with the Developer or AHP who you wish to have a virtual meeting with, click the three dots on the top right of the messenger, and then ‘schedule video meeting’. Then, decide between creating a zoom meeting through the platform, or copy and paste the meeting link from teams, google meet or any other provider.
  • No, all negotiations for deals listed on the platform must be conducted through the platform, regardless of existing relationships.
  • Should you see a deal that you have been sent previously by the Developer, then by all means continue outside of the platform.
  • This ensures transparency, fairness, and integrity for all users.
  • Select “Submit Sealed Bid” on the deal page. Your bid will remain confidential and visible only to the Developer who listed the deal.
  • When submitting a bid the developer fee is clearly shown for transparency, and Affordable Housing Providers have the option to include this fee within their offer.
  • You must also confirm if you have board approval and funding in place, if not you must confirm a date for when you expect to receive board approval and funding.
  • Once you have submitted a bid, it will be shown in your bid manager.
  • Go to your bid manager, then on the relevant bid, you have the options to accept the bid.
  • Once the bid is confirmed as accepted, the deal progresses to the accepted stage.
  • You can navigate to the deal page (if the deal is still active and has not accepted any sealed bids) and click ‘download pdf summary at the bottom of the deal page.
  • If a bid has been accepted, the deal will not be shown on the deal map, to download the summary in this instance navigate to your bid manager, find the deal you wish to download the summary for and then click the deal title, this will bring up the original deal page where you can download the pdf summary at the bottom of the listing.
  • Engagement metrics are included in deal summaries for Developers only.
  • Yes, you can specify ‘subject to conditions’, such as funding approval or specifications, when submitting your sealed bid, similarly if a Developer makes a counter offer, they can also apply ‘subject to conditions.
  • Only the Developer who owns the deal/listing can view your bid. Other users cannot see it.
  • Please visit your bid manager, click the checkbox to the top of the bid you wish to see, then at the top of the list click the ‘bulk actions’ drop down and select compare bids.
  • This shows all bid information including bid amount, if the fee was included in the offer, tenures/total units (this is for offers on individual tenures only), if funding and board approve are in place or when they are expected and any ‘subject to conditions’.
  • Yes, Developers have full discretion to accept or reject bids.
  • You can manage bids in your bid manager.
  • Yes, Developers can propose counteroffers. If accepted, the deal will proceed automatically to ‘agreed’.
  • Affordable Housing Providers can also counteroffer once they have received a counteroffer from the Developer.
  • You manage counteroffers in your bid manager, if you receive a counteroffer you click ‘view counteroffer’ and the options to accept, reject or counter will show.
  • Yes, we don’t recommend withdrawing sealed bids, however we appreciate that mistakes can sometimes happen, therefore an Affordable Housing Provider can withdraw sealed bids up until a Developer accepts a sealed bid, please retract the bid in your bid manager section.
  • Once a bid is accepted, the deal is agreed upon. If there are any issues, please Contact Us.
  • It is the responsibility of the Developers and Affordable Housing Providers to manage and disclose any grant funding or funding applications related to a deal. Service Providers listed on the platform may assist with these processes if required.
  • If there is a crystalised dispute, you should Contact Us. We will work with both parties to mediate a resolution where possible.

Platform Features

First go to your search page and search by:
  • Location, type where you’re looking for deals or a postcode.
  • Search by radius, when you have entered a location, click ‘0 miles’ and a drop down will appear with distances from that location, select the radius distance.
  • Click in the search bar and select ‘Draw your search area’, move the crosshair to the map and draw your search area, only deals within this area will be shown.
  • Freely move around the map to explore all listed deals.
  • Yes, you can save searches and enable alerts, just click ‘save search’ on the top right of the search bar, alerts are set to on as default when you save a search.
  • Manage deals in your ‘matched deals’ section, you can delete ones you are not interested in or like/save the ones deals you are.
  • You can also enable/disable alerts for matched deals in the saved searches section.
  • You will be notified when a Developer lists a new deal that meets your saved search criteria.
  • Absolutely! Click ‘filter search’ on the top right of the search bar, this opens a menu of all available filters, from deal type, s106, tenure and more!
  • Click “Save Listing” or the heart button on the top right of the deal page, or on the preview of the deal on the map.
  • Access and manage saved deals in the “Saved Deals” section of your account.
  • You can also save deals directly in your Matched Deals page.
  • As a Developer, you can see which Affordable Housing Provider has submitted a sealed bid on a deal that you listed on the platform. You can also see how many times your deal has been viewed (but not by who, albeit we will offer these insights in the near future to assist with cascade agreements or commuted sums with you Local Authority).
  • No, only Developers can see the number of bids.
  • We recommend Affordable Housing Providers ‘bid to win’ as there may very well be multiple bids on any deal!
  • Yes, please visit your account section and click the ‘create a child account’ button.
  • Fill in the details, including name, email address and password, the creation of the child account is automatic and your team members can login with the details you provided (they will receive and automated email with their login details).
  • Please note, the password for their account is automatically set, please notify your team members to change their password after logging in for the first time.
  • Please go to your account area, then select manage child account(s), from here, click on the child account you wish to manage.
  • You can change their name, email address, set a new password or send a password reset link.
  • Please note, you can delete the child account if you hover over the child name after clicking manage child account(s), when confirming the deletion you can also attribute any deals and bid history to your own parent or another child account upon deletion, please select the user you wish to attribute the deals and bids to before deletion.
  • Please also note that the parent controls company logos and addresses, these are inherited by any child accounts.
  • On your deal tracker, at the bottom of each deal are and eye symbol and a heart symbol
  • Heart = likes
  • Eye = Unique views
  •  Please note that views are unique views, and will only record how many unique users have viewed your deal.
  • The Developer deal tracker and bid manager enable Developers to be able to filter deals and bids based on their status.
  • To filter your deal tracker and bid manager please click which status you wish to see, the box will then become highlighted and only that stage deal/bid will show.
  • To remove the filter please click the same box to toggle off the filter.
  • When you are logged in, the ‘portal’ button shows, when clicked this takes you back to your AHP search or developer dashboard – it is there in case you navigate to the home/about/FAQ/contact pages and wish to go back to your ‘portal’.

Data Security and Support

  • We use industry-standard encryption and comply with UK GDPR regulations.
  • Registered with the ICO under ZB794014.
  • Absolutely! We would love any suggestions to make the platform better.
  • Contact Us with your suggestions.
  • If you wish to delete your account, please Contact Us and we will process your request.

Policies and Restrictions

  • No, all Registered Providers have access to any deals/listings on the platform. If there were to be an Affordable Housing Provider that you did not wish to do business with, you are fully in control of what sealed bids you accept, reject or counteroffer on.
  • No, direct sharing of contact details is prohibited. All negotiations must occur within the platform. Please see our terms and conditions if you are unsure.
  • No, you can create unlimited listings, for free! There are no fees unless a deal is agreed, regardless of how many listings you have on the platform, but please do ensure that you do not create multiple listings for the same deal, if you wish to sell tenures separately you can either confirm when creating the listing that you will accept offers on individual tenures (a banner is then placed on your listing) or you can create multiple listings for individual tenures.
  • If any User is found to have circumvented the Platform, both that User and the other party involved in the circumvention will each be separately liable to pay The Affordable Housing Network twice the full Success Fee that would have been due had the transaction been completed through the Platform.

For Service Providers – this will be implemented April/May 2025!

  • Service Providers can create a profile listing their expertise, qualifications, and services offered. They may also attach examples of past projects or testimonials to demonstrate their credibility.
  • Yes, users who accept services from a Service Provider can rate and review their experience after the quote is accepted.
  • No, all engagements must be initiated through the platform. Direct outreach outside the platform is not permitted.
  • Yes, Service Providers are subject to a verification process to ensure credibility and compliance with platform standards. This may include checks on qualifications, licenses, or certifications.
  • Service Providers cannot directly contact Developers or Affordable Housing Providers. Instead, users interested in your services will initiate contact through the platform’s secure messaging or engagement tools.
  • Registration is free! We just ask that you make posts on social media when registering, receiving quote requests, or when quotes are accepted, the more reach the platform has the better it will be for all Users.
  • Payments and terms are managed directly between you and the engaging party.
  • Service Providers must deliver services as agreed with the engaging party, ensure compliance with applicable laws, and maintain high standards of professionalism. Misrepresentation or unethical conduct may result in account suspension.
  • At present, reviews are one-sided, allowing only Developers and Affordable Housing Providers to leave feedback. However, this may be updated in future platform enhancements.
  • The platform encourages Service Providers to use clear contracts to outline payment terms. While the platform does not mediate disputes, you can report non-payment to the support team for advice on next steps.
